$20 million office development approved for Adelaide’s East End
Adelaide’s popular East End will welcome a new $20 million commercial office complex featuring 360 degrees views of the city following approval by the state’s Development Assessment Commission.
Local developer Emmett Property will deliver the four-level “Frome Flinders” development on the corner of Frome Street and Flinders Street in the CBD, which will include a ground floor with modern foyer and retail or office space, a first floor car park and two upper levels of commercial office space.
Designed by Matthews Architects, who Emmett Property previously teamed with to develop the adjacent LGA House on Frome Street, the building will incorporate 4,000sqm of net lettable area including huge 1,500sqm floor plates, which is almost double the size of average commercial office floor plates in Adelaide.
Emmett Property Managing Director Nick Emmett says the development represents a “fresh take on traditional office buildings”.
“Frome Flinders will be a high quality, boutique commercial office building in a terrific pocket of Adelaide’s CBD,” said Mr Emmett.
“The development has been superbly designed to ensure natural light and views from all four sides of the building, while also including a host of other clever design features to deliver modern and convenient office accommodation.
“We have taken time and care to utilise function and design to incorporate parking for 44 cars, two large lifts, access stairs and open floor plates to accommodate tenant flexibility.”
Mr Emmett says construction of Frome Flinders, which will meet a 4.5 star NABERS energy rating, is likely to commence mid next year and be completed by late 2016.
Established in 2005, Emmett Property is a South Australian-based, privately owned property development and construction company, which has completed the design, development and delivery of a comprehensive portfolio of industrial, commercial and residential projects worth more than $150 million.
The firm recently completed construction of the $5 million Bounce indoor trampoline park at Marleston, and is also currently developing a new freight terminal for Lindsay Transport at Direk – both in South Australia.
Emmett Property is also set to commence on-site works at Bowden where it recently launched a $15 million residential apartment development called “The Merchant”.
Knight Frank and CBRE have been appointed leasing agents for Frome Flinders, with Mr Emmett revealing that discussions have already commenced “with a number of groups” to occupy the building upon completion.
