

New Mount Barker Residential Development: A Feast for the Senses
Mount Barker is set to welcome a new and innovative residential development, Senses, offering future residents a truly unique community to call home.
The development will feature a series of thoughtfully designed themed parks, scenic trails, and community spaces that are crafted to engage and delight the senses.
The 254-home, master-planned community, Senses has been carefully designed by a team of leading urban designers and landscape architects to seamlessly integrate sensory experiences into everyday life.
The focus is on creating inclusive, accessible community spaces for all.
Key features of the neighbourhood will include parks with calming water features, aromatic fragrant gardens, bush tucker and herb garden, interactive tactile sculptures, quiet zones for peaceful reflection, and expansive views that offer spectacular sunsets. A pre-release of the first land lots is planned for April. The first homes will be located close to the planned sensory garden and play space.
“Senses is about more than just housing—it's about creating a true sense of belonging,” said Anthony Andolfatto, Senses Project Director.
“We are building a community within a community, where residents can easily access local amenities, but also retreat into a serene, sensory-rich environment that promotes greater well-being,” said Mr Andolfatto.
The neighbourhood will be centred around cul-de-sac living, with interconnected open spaces designed to foster social connections and a strong sense of community. Thoughtfully separated areas for quiet relaxation and more active communal spaces will ensure there’s something for everyone.
Located on Wellington Road, Senses is just a short walk from the new Woolworths South shopping centre and only minutes from the heart of Mount Barker.
It’s also directly adjacent to the thriving Bluestone community, offering easy access to local walking and cycling trails, as well as other local amenities.
“Senses will provide much-needed land for those looking to make the Adelaide Hills their home,” said Mr Andolfatto.
“With a variety of lot sizes including lots with large frontages and housing options, this new neighbourhood will accommodate diverse needs while maintaining high standards through carefully planned building guidelines. Buyers can have peace of mind knowing their investment is protected by quality homes and a lasting community atmosphere.”
Senses will be brought to life through a collaboration between some of the local industry’s most experienced experts, including project manager Toro Property Projects, urban designers Mc2tudia, engineers Greenhill Engineers, landscape architects GD Studia, and local real estate agents Ray White Mount Barker.
The development is set to launch in the coming months, with civil works commencing later this year and the first homes expected to begin construction in 2026.
